Access Vehicular access is achieved off of Hicks Common Road, with several walking routes through the site linking Winterbourne with the countryside beyond. 


Community open space –  A landscape-led scheme that retains and enhances existing natural features (trees, hedges) and creates green corridors, open spaces, allotments, orchard and walking routes.

Drainage A series of drainage basins on the lower east side of the site are proposed to capture rain and slowly release it to the watercourse that runs through the site. This will mean that water discharge from the site will be no more than a greenfield site. 


Mobility hub Situated at the entrance to the development with potential facilities including:

  • E-bikes with docking station.
  • Bike repair, bike pump/maintenance station.
  • Additional covered and secured cycle parking/scooter parking stands.
  • Electric car club spaces, with dual electric vehicle chargers.
  • Additional EV chargers for visitors or surrounding community.

Public open space – 68% of land given to public open spaces, including new leisure and play areas, a space to safeguard the fishpond and allotment gardens and orchards for the existing community to enjoy.


New village park – Delivery of a 12.5 acre new village park providing a new access for existing Winterbourne residents to the Countryside and Frome Valley.

Protection of future Green Belt – Creation of a stronger defensible and permanent boundary and ensures that the separate identities of Winterbourne, Coalpit Heath and Frampton Cotterell are maintained.


Low traffic – A network of cycleways and walking routes creates a safer environment for residents to access facilities like the local schools, shops, a library and leisure uses all within a 12 minute walk.
